New building approved for Saratoga Springs industrial park
SARATOGA SPRINGS Munter Enterprises Inc. of Middle Grove has been given approval to build a 30,000-square-foot building on Cady Hill Boulevard in the W.J. Grande Industrial Park.
John Munter, company president, said he hopes to start construction soon on the seven-acre parcel of land. The building will be suitable for “warehousing, distribution or manufacturing,” he said.
The tenant for the building has not yet been decided, but Munter said two parties are interested in the location.
The city Planning Board on Oct. 24 approved the subdivision of approximately 37 acres of land owned by Munter into lots of 30-acres and seven acres. The board also approved site plans for the new building in the light industrial zone with several conditions, said Kate Maynard, the city’s principal planner.
One of the conditions is that there must be a 25-foot buffer between the building site and Karner blue butterfly habitat near the property. The other condition is that Munter must provide the city with a full report on the amount of water, electricity, and other services the tenant of the new building will use.
The Planning Board also discussed traffic issues and access to Cady Hill Boulevard just south of the existing Unlimited Potential location, Maynard said.
Two years ago, brothers John and Michael Munter, both engineers, bought 193 acres of land in the W.J. Grande Industrial Park off Geyser Road for $1.9 million. John Munter said the idea was for their construction company to own its own land as well as provide design and engineering for projects in the industrial park.
John Munter said he and his brother still have 130 acres of land available in the industrial park.
The city Planning Board also reviewed plans for Hidden Fountain Commons at the northwest corner of Lawrence and Church streets. The Hidden Gardens floral design and antique business that had been located at 35 Maple St. for several years has moved its business to the Church Street location.
Kevin Smith of Hidden Gardens LLC said the company is planning a mixed-use project that includes office, retail and multifamily housing space.
The Planning Board approved a special-use permit for the office and retail uses associated with the project. The board continues to review site plans for the project that will include some new construction.
The Planning Board’s next meeting is at 7 p.m. Nov. 14 in City Hall at Broadway and Lake Avenue.
