Six retail businesses will occupy two buildings currently under construction at Mansion Square by this fall, according to developer John Roth.

Additional retailers are expected to occupy buildings that will be constructed next spring on pads at the site, he said.

“We have six signed leases for both buildings and a number of letters of intent signed for pads,” he said.

A tenant with a signed lease is Chipotle Mexican Grill, which has filed paperwork with the town. Roth said he will name the other tenants at a ground-breaking ceremony in three to five weeks. “It is a very good mix of retail uses that complements the current uses across the street at Mohawk Commons,” he said.

Highbridge Development is constructing a 14,000-square-foot building and a 6,500-square-foot building on the site. Both are fully leased.

Highbridge Development owns Mansion Square, which is at Balltown Road and State Street. Roth is the primary shareholder in the limited liability corporation.

The first building is approximately 75 percent complete, the second is about 40 percent complete.

Ingersoll Drive, which connects State Street to Balltown Road, is completed, as is an interior road that goes through the center of the retail plaza. Mansion Square contains 80,000 square feet of buildable footage, Roth said. He said Highbridge has invested approximately $10 million in the project, which includes the purchase cost of the property and redevelopment costs.

“The project is moving in the right direction and I am very pleased with the people we have commitments from,” Roth said. “It is turning out to be a nice addition to the Niskayuna community.”
