A national restaurant chain wants to build a new 208-seat restaurant on the site of the former Teresa’s Restaurant next to the Hannaford Plaza on Route 50.

The owner of the property, MSF Mayfair LLC, submitted a conceptual site plan for the restaurant to the town of Glenville Planning and Zoning Commission to review at its Nov. 4 meeting. The proposal calls for razing the vacant restaurant on the site and constructing a 5,310-square-foot restaurant in its place.

Town Supervisor Chris Koetzle said the new restaurant would be similar to sit-down, casual family restaurants like Applebee’s Neighborhood Grill and Bar, TGI Fridays or Ruby Tuesday.

“We know who it is, but we’ve been asked not to divulge the name at this particular juncture because it’s under conceptual review right now,” he said. “But I can say it’s a national casual dining brand and we’re very excited. And I think the residents will be very, very excited to have them in Glenville.”

The proposal also involves merging the former Teresa’s property at 268 Saratoga Road, which was once home to Lucia’s Restaurant and Home Style Pizza, with the adjacent Hannaford Plaza at 262 Saratoga Road. This would be done to accommodate the parking needs of the national chain restaurant.

MSF Mayfair LLC — a developer based in the suburbs of Buffalo — owns both properties but could not be reached for comment Wednesday.

Koetzle said the developer wants to use the currently “underutilized parking area” of the Hannaford Plaza for the new restaurant, which will include a bar.

Although there are many independently owned restaurants in town, as well as the new Panera Bread next to Target, Koetzle said that residents have long wanted a more diverse mix of dining choices in town.

“For the past four years, that’s all I’ve been hearing,” he said. “We have some great dining choices now, but I believe there’s a lot of capacity and a lot of room for some new brands. And I think they’re going to do well. I think it’s becoming clear to everyone that Glenville is becoming a very hot market for development.”
