Windsor Development’s 15,040-square-foot mixed-use project in the Village Plaza, along Clifton Country Road, was approved late last month, after months of discussions and revisions to the developer’s original plans.
The project originally included retail space on the first floor and 6,000 square feet of office space on the second floor.
The office space will now be built as residential space – the original proposal included fewer than 30 apartments, but the updated plan includes 36.
A designated parking area will be provided for those who live in the apartments.
A drive-thru planned for a 6,600-square-foot restaurant on the site has been cut from the project as well.
Windsor representatives hope the apartments in the latest proposal will attract both millennials and “empty-nesters” looking for affordable and convenient living options close to the heart of Clifton Park.
According to Town Supervisor Phil Barrett, the Windsor project would be the first that aligns with the Town Center Plan, adopted in 2012. That plan emphasizes compact development, connectivity between businesses, walkability, mixed-use buildings and attractive design that takes green space and structured parking into consideration.
Earlier this year, Windsor CEO Robert Miller Sr. explained that the mixed-use model presented to the board would enable the town to “change the core of the community” from the strip-retail centers of the 1970s and ’80s into a more modern town center model.
“And the way to do that, of course, is through mixed-use developments,” he said. He spoke excitedly about the opportunities afforded by such a development, saying this would be a place where people “can live, work and play.”
