CLIFTON PARK — Drivers in town who notice clear-cutting on Route 146 are seeing the first steps of the construction of the Vistas West subdivision.
The Vistas West site is located on the northeast corner of Route 146 at the intersection of Route 146 and Tanner Road.
Eleven duplex buildings and one-single family home will be built on a parcel that measures just over 37 acres.
The project, which was proposed by Kohler Homes LLC, was granted preliminary approval in January 2017, said John Scavo, director of the town Planning Department.
He said project work is on schedule.
There is already a subdivision of homes on Vista Court called The Vistas, and the two developments are not related.
During the initial stages of Vistas West planning, many residents of that area expressed concern with the name of the new development, noting that Vistas West was a different development proposed by different builders.
Some requested that the new duplexes be built to look like the original Vista homes, fearing that a shift in design from homes associated with the original development would cause the value of their homes to decrease.
Ultimately, the Planning Board members decided they had no authority to control the names given to developments.
The final stamp was put on the project from the town in March, Scavo said, which is why the clear-cutting only started recently. The Planning Board approved for the project on the condition that the developer build a sidewalk to connect the new subdivision to the original Vistas network.
That sidewalk will begin on Vista Court and continue west until it meets Tanner Road.
Last year, a traffic study conducted by T.R. Johnson Engineering concluded that the new development would generate 15 car trips during peak morning travel hours, and 17 car trips during peak evening travel.
Kohler Homes could not be reached for comment on the project.
