Planning Board in Clifton Park to see Route 146 medical office plans

CLIFTON PARK — The town Planning Board will hear concept plans for a medical office building proposed for Route 146.

Plans call for a 6,000-square-foot building to be created on a 1.52-acre parcel of land. The current zoning for the area is hamlet/mixed use, according to plans submitted to the town. The project is being proposed by William Ayaegbunam, an obstetrician and gynecologist in Clifton Park. 

The proposed office is located on the east side of Route 146, near Balltown Road.

The lot is located approximately 850 feet south of the intersection of Route 146, Glenridge Road and Blue Barns Road. The project area is currently wooded. 

There will be 40 parking spaces on the site. Along the frontage of the project is a decorative metal fence with various small to medium-sized shrubs to screen the parking from the road. 

Sidewalks will be installed, providing pedestrian access from Route 146. 

“It is our respectful opinion that the Route 146 office site plan will uphold the town’s vision by working with existing land features, employing the zoning guidelines and providing a desirable site development in the town of Clifton Park,” read a project narrative submitted to the town .

Malta-based firm Lansing Engineering will be working with Ayaegbunam on the project.

The board will take a first look at the plans at its May 14 meeting, which will begin at 7 p.m. in Town Hall.
