NISKAYUNA — The Niskayuna Planning Board has approved the site plan for Nott’s Landing West, a 25-unit apartment building.
The three-story building, which will contain both one- and two-bedroom apartments, will be built across Nott Street East from the ShopRite supermarket. The address will be 2340 Nott St. East.
The board has been reviewing versions of the project, proposed by developer David Fusco, since early 2016. Early plans put a 40-foot high building on the property. Revised plans were presented to the board in both December 2017 and March 2018.
“We didn’t want it so tall, it actually got denied a height variance twice by the Zoning Board, but it’s finally within our code as far as height goes,” said Town Planner Laura Robertson said.
The building as currently planned stands 35 feet high.
Trees on the property will soon be coming down.
“It’s definitely going to be noticeable when they take those trees down and start grading,” Robertson said. “It’s going to be really noticeable.”
With site plan approval, builders can begin clearing and grading.
Construction will have to wait a while. “Until we’re happy with the facade,” Robertson said. “We’re really close.”
The board stipulated wetlands may not be disturbed, drained or altered without contacting the Army Corps of Engineers.
No land can be disturbed within a 25-foot buffer from the boundary of the wetland. The site will be landscaped to screen the apartment building and protect the character of the neighborhood for nearby single-family homes.
