The Clifton Park Planning Board will hear a pitch during its Tuesday, Aug. 13, meeting for a large combined warehouse and office space project, with two buildings totaling 160,000 square feet.
The proposed project site is located on a parcel split between the towns of Halfmoon and Clifton Park at 1902 Route 9, on the road’s west side, near its intersection with Leibach Lane.
The entire parcel measures over 57 acres. Approximately five of those acres fall in the town of Halfmoon, while the remainder are located in the town of Clifton Park.
The entire parcel is zoned Light Industrial.
The applicant, M.J. Properties of Clifton Park, also owns the parcels located to the north, west and south of the project site, according to planning board documents. Tenants for the proposed project were not named nor described in the aforementioned documents.
The proposed project will be developed in phases, according to a submitted project narrative. Phase one would involve the construction of two structures combining warehouse and office space: one measuring 60,000 square feet, the other measuring 100,000 square feet.
The larger building would house 90,000 square feet of warehouse space and 10,000 square feet of office space, while the smaller building would house 54,000 square feet of warehouse space and 6,000 square feet of office space. The site that will house the first phase of development measures just over 13 acres.
The warehouses would include loading dock space as well as room for tractor-trailers to maneuver. There would be 197 parking spaces.
At peak hours, according to project documents, there would be at most 72 employees in the warehouse areas.
The applicants also are seeking to subdivide the parcel into three sites: one piece will be home to the new development and another will be set aside for future development while the rest of the land will remain untouched.
The entire site is currently vacant and mostly wooded, though some areas already have been logged, according to project documents.
Water service will be provided by the Clifton Park Water Authority with hook ups to the Saratoga County sewer system.
The project is being designed by Malta-based Lansing Engineering.
The Planning Board meeting will begin at 7 p.m. in Clifton Park’s Town Hall. The board will look at both the building plans and the developer’s application to subdivide the parcel into three sections.
