Construction of a $20 million senior-living apartment complex is underway on a vacant plot of land behind Walmart.

The Meadows at Glenwyck will feature 110 apartments for independent residents ages 55 and older. It’s designed to be more accessible than complexes that charge entrance fees, which can exceed $300,000, said Adam DeSantis, a principal of Summit Senior Living. There will be no fee to join The Meadows at Glenwyck.

“We offer a unique opportunity for seniors who live in the town of Glenville and the county and certainly beyond those markets to have access to a type of housing that doesn’t have a large entrance fee, which is a barrier for many seniors to move in, and yet offers a blend of activities and amenities that enhance the lifestyle,” he said.

DeSantis joined local officials Tuesday at the site at the corner of Route 50 and Dutch Meadows Lane to announce the launch of construction, which began in April. The project is slated for completion in June 2015.

“These new senior apartments will provide seniors in Glenville and the 112th Assembly District with a great place to live and call home and access to a range of services and activities to stay involved and enjoy their golden years,” said Assemblyman Jim Tedisco, R-Glenville, who represents the district.

Glenville town Supervisor Chris Koetzle called The Meadows “a great project for our seniors.”

“It looks like it’s going be a beautiful facility for the seniors in our community,” he said. “It looks like a quality project that’s going to add to the town.”

The three-story apartment complex will be on nine acres and include a clubhouse featuring an indoor pool and hot tub, sauna, fitness center, full-service salon, tavern, movie theater and other recreational areas.

The one- and two-bedroom apartments will range from 715 to 1,065 square feet. All will come with upscale carpeting and floor tile, granite countertops, balconies and patios, full-sized washers and dryers and central air conditioning.

Rent is still being calculated, but will be between $1,400 and $2,200 a month, depending on apartment size, DeSantis said. Rent will include cable television and Internet service, water, sewer and trash services and access to a Senior Engaged Life program, through which residents can be referred to educational programs, health and wellness activities and more, and receive transportation for shopping and medical appointments. Rent will also come with a daily continental breakfast.

“We believe that Capital Region seniors who enjoy an active lifestyle will be attracted to The Meadows at Glenwyck,” said DeSantis, whose company’s first project, the 144-unit Eastwyck Village, opened in North Greenbush in the summer of 2011. “This facility is within minutes of an array of retail conveniences, including major grocery and big-box outlets. The site is also approximately three miles from downtown Schenectady for those who enjoy the theater and fine dining.”

The project has been billed as the first of two phases, with the second phase including a 92-apartment assisted-living facility. That second phase is not a definite prospect, DeSantis said.
