The Clifton Park Planning Board granted final approval this week to a plan that would see three medical office buildings demolished and replaced along Route 146.

At its Tuesday meeting, the board unanimously voted to greenlight the Shenendehowa Medical Park project.

The plans, submitted more than a year ago by applicant Columbia Development, calls for the razing of buildings on the 2.5-acre site, with three new buildings, comprising 4,800 square feet each, built in their place.

The Planning Board first saw plans for the medical site in November of 2017.

There will be 97 parking spaces constructed to accommodate the three buildings, according to the plans, which also call for the new buildings to be centrally located on the parcel. 

The new layout, including the new parking spots, will foster improved accessibility, said site designers, as well as a modification of stormwater management areas and a minimization of drainage to the rear of the site to prevent negative impacts to vegetation.

The buildings on the site are connected to the Clifton Park Water Authority and the Saratoga County Sewer District, and those connections will continue to serve the new buildings. 

A 6-foot-tall vinyl fence will be installed along the rear property line, and final plans include a sidewalk along the site's border with Route 146. The sidewalks will be installed as the buildings are constructed.

Jen Viggiani, Open Space Coordinator for The Town of Clifton Park, also requested the three buildings on site be connected with an ADA accessible walking/bike path, which should also extend to the street next to the site.

She cited sidewalks that have been built as part of similar projects, including the Hannoush Jewelers plaza on Route 9 in Clifton Park, as well as a sidewalk that was constructed outside the Community Care Family Medicine Plaza in Clifton Park, also on Route 9.

Demolition and construction of the Shenendehowa Medical Center are slated to happen in April of 2019 and to be finished approximately one year later.
