DCG Development is seeking planning board approval to build 50 apartments in Clifton Park's busy town center, according to plans submitted to the Clifton Park Planning Department.

The apartment project would be built on property at 855 Route 146, on a site that DCG owns that is already home to a variety of businesses, including the St. Peter's Medical Campus, which was built in 2016.

The Clifton Park Planning Board will be formally presented with the proposal at its Feb. 26 meeting at Clifton Park Town Hall at 7 p.m.

Apartments would be divided into two structures. One will be a newly-constructed, three-story 12,000-square-foot building that would contain 34 apartments.

Another 19,000-square-foot office building already on the site would be converted to house 16 apartments, according to the project proposal. The total size of the intended development area is 2.6 acres.

Doors for the few businesses on site planned for conversion, which include Core BTS Inc. and Reverus Corp., were locked this week, and requests for comment on the project were not returned by either company. Other office space in the building appear to be vacant.

DCG also did not return requests for comment on the company's proposal.

Project plans filed with the town did not detail how many bedrooms the apartments would have, who the target demographic would be for the units or likely rental prices.

The apartments would feature outdoor seating and repaved parking lots. The new residences would connect to the Saratoga County Sewer District and the Clifton Park Water Authority. Project plans also claim the new apartments will not result in a substantial increase in traffic.

Adjustments to the site will be made to bring the project in-line with other residential projects planned for the Clifton Park Town Center, which emphasizes walkable pedestrian access from home to retailers using extensive sidewalk networks.

DCG also owns the Town Plaza on Route 146, which is across the street from the proposed apartment site, as well as the nearby Clifton Park Center mall on Clifton Country Road, which intersects with Route 146 about one-half mile to the east.
